The Secret to Becoming a High-Producing Real Estate Agent

by Steph Douglass

There is a myth in real estate that you only have two ways to succeed: join a giant brokerage where you become one of hundreds of agents fighting for attention, or join a big team where you close deals but never really build your own business. Neither of those paths is ideal if your goal is to become a high producing, independent agent with a real brand and a real business. There is a third option that more top agents are starting to recognize as the sweet spot: a small, intentional brokerage where you run your own business but actually have the support to grow it.

Teams can be great for learning the ropes. They provide structure, systems, and sometimes a steady flow of leads. But there is a tradeoff that many agents eventually start to feel. You are not building your own brand. You are building the team leader’s brand. Your marketing, database, and even your client relationships are often tied to the team. The systems belong to them. The reputation belongs to them. When agents leave teams, they often realize they have to rebuild their business almost from scratch. Teams can be powerful training grounds, but they are not always long term platforms for independent growth.

Large brokerages promise freedom and name recognition, but the reality for many agents is a lot less glamorous. You hang your license there, maybe attend a few classes, and then you are largely on your own. There may be hundreds of agents in the office and very little meaningful mentorship or collaboration. When you need help with a contract situation, a negotiation strategy, or a tricky client scenario, you are often left figuring it out yourself. For brand new agents, this can be overwhelming. For experienced agents trying to grow, it can feel isolating.

The most powerful place for many agents is a small brokerage that is intentionally built to support independent agents. This environment combines three things that are incredibly hard to find together: real support, systems that actually move your business forward, and the freedom to build your own brand. In a small brokerage, you are surrounded by experienced agents who are actively doing the business, not just teaching theory. When questions come up, there are people who have been there before and are willing to help. From lead management to marketing to transaction support, the brokerage provides infrastructure so you are not reinventing the wheel every time you close a deal. At the same time, you are not working under someone else’s identity. You are building a reputation, a database, and a referral network that belongs to you. Over time, that becomes the foundation of a real, sustainable business.

High producing agents are rarely successful because of luck or charisma alone. They succeed because they master a few core practices and execute them consistently. Clear communication is one of the most important. Clients want to work with someone who is organized, responsive, and transparent. The agents who build lasting businesses communicate clearly, set expectations early, and guide their clients through every step of the process. A consistent social media presence also plays a major role. Social media is not about going viral. It is about staying visible. The agents who grow fastest show up regularly, share their knowledge, highlight their clients’ wins, and demonstrate that they are active in the market. Over time, that visibility builds trust. Authentic relationships remain the foundation of the business. Real estate is still a relationship driven industry, and the agents who build long term success focus on being helpful, being honest, and showing up for their people long after the transaction is over.

A brokerage culture ultimately shapes the type of agents who succeed there. Some brokerages grow as fast as possible and hope the systems catch up later. Others grow intentionally. They prioritize mentorship, collaboration, and shared standards for how agents serve their clients. That type of environment creates something powerful: a group of independent agents who support each other while still building their own businesses.

At Open House Austin, growth is intentional. The goal is not to be the biggest brokerage in Austin. The goal is to build a community of agents who care deeply about their clients, believe in doing the business the right way, and want to grow into powerhouse independent businesses. The focus is on strong communication, developing authentic personal brands, maintaining a consistent presence on social media, and learning from agents who are actively in the field doing the work. Just as importantly, the brokerage provides the systems and infrastructure that allow agents to grow without having to build everything from scratch.

Real estate is changing quickly, and the agents who will thrive are the ones who treat their career like a long term entrepreneurial venture. Open House Austin is growing thoughtfully and intentionally, and we are always interested in connecting with agents who share our values, care deeply about the people they serve, and want to build something meaningful over time.
