When is the Best Time to Buy a Home in Austin? — First Time Homebuyer Edition

2025 has been full of first time homebuyer wins in Austin. Many buyers are taking advantage of programs designed to make homeownership more accessible—from 0% down and 1% down options to no private mortgage insurance, closing cost credits, physician loan programs, and location based down payment assistance. I work closely with my clients to help figure out which program fits their budget and goals.

One of my clients took advantage of a program we recommended and even got a check on closing day for a portion of their 1% earnest money deposit, meaning they effectively bought their house for less than 1% of the sales price!

How Sellers Are Helping Buyers in 2025

Sellers are showing more flexibility this year. Concessions post inspection can make a big difference, whether it’s a brand new roof or a long list of updates. These opportunities give buyers more negotiating power and help them maximize their budget.

Should You Wait for Rates to Drop?

This is a question I hear all the time: “Should I wait until rates go down?” While rates do affect monthly payments, I never advise anyone to buy if it doesn’t feel comfortable in their budget. Waiting for the perfect time or the perfect rate can keep you on the sidelines for a long time, but making a move that works for you right now is often the smartest choice.

Planning Your Purchase with a Creative Mindset

The best time to buy isn’t about the market—it’s about being ready, knowing your options, and having a Realtor who can guide you through every opportunity. With the right strategy, you can find a home that fits both your lifestyle and your budget. Don’t be afraid to explore what is out there even if you think you are “not ready.” Looking at options with a creative mindset can help you start planning a purchase in your future!
