It's a clever strategy we like to call the "sneaky duplex."
What's a Sneaky Duplex?
The sneaky duplex is a house hacking strategy that involves adding an exterior door to a bedroom in your home to create a separate rental unit.
Essentially, it's like turning a room into a mini-hotel suite with its own bathroom, mini-fridge, microwave, and coffee maker.
We coined this term ourselves, so you might be hearing it here for the first time!
My Introduction to House Hacking
My journey with Open House Austin began in 2021 when I was on the hunt for a new home.
At the time, I had just adopted my dog Hush-Plush, who, adorable as she is, proved to be quite reactive on walks and at the park.
I needed a place with a yard, so I started following Open House Austin on Instagram, listened to their podcast, and attended one of their educational webinars - kind of like our "How to Buy a House in Austin" Workshop today!
I was drawn to the concept of house hacking because, honestly, I wasn't sure if my income could cover a mortgage on my own. Plus, I wanted that extra layer of financial security.
Alan, one of our fantastic Realtors, guided me through home tours with ease. He was very familiar with this strategy and helped me consider factors like location when evaluating Airbnb as well as long-term investment potential.
We eventually found a home in South Austin with a spacious primary bedroom that was perfect for my sneaky duplex project!
Navigating Permits and Installations
Once the decision was made, it was time to turn my idea into reality. And ironically, it was a stray tennis ball from my boyfriend which broke our window that finally propelled me into action.
First up, I tackled the permitting process. I was worried I'd need an architect for plans, but I decided to give it a shot myself.
Using Canva, I created a simple door plan with measurements, exterior steps, and electrical outlets. Here’s my template.
After submitting the plan to the city's building department (use this Interior Remodel Web Form), I awaited their review and made adjustments as needed. And, there were adjustments! I spoke with reviewers a couple of times, so be prepared for that.
Tip: Make sure to “activate” your permit after it’s been “approved.” Stay on top of your email for updates from the city.
With permit in hand, it was time for installation. I spoke with 15 contractors to ensure I found the right fit. Meet with or speak to at least 3 to ensure you’re getting fair estimates.
Ultimately, I teamed up with a local contractor that I’d worked with prior for the door installation and a hardscaping company for the exterior steps.
If your door is closer to ground level, a simple wooden deck should suffice. I opted for limestone steps. Why? Because, I learned from installing a fence that I didn’t like the upkeep that comes with wood. To each their own!
Whatever you choose, take care to include it in the plans you share with the city.
Lastly, a final inspection sealed the deal.
The Cost of Conversion
Of course, no project is complete without a breakdown of costs:
Permit/inspection: $300
Pella sliding glass door: $1,300
Door install labor: $2,600
Hardscaping material & labor: $2,600
Total: $6,800
While the investment was significant, the potential rental income made it worthwhile. Plus, I now have a versatile space that adds value to my home.
